What to include with your rental application form.  

New York City’s rental application process is known to be notoriously intense. Potential renters are expected to prove their financial stability, demonstrate their employment history and often secure guarantors. Gathering all this paperwork is a lot of work and takes a lot of time.  To help you so that your application is accepted as soon as possible, here’s a basic rental application form checklist. 

The basics are loaded 

There are loads of basic things you’ll need. An application consists of a rental application form, supporting documents, and a check to cover the application fees and security deposit. In full-service buildings applications can be turned in right at the building; for other buildings, applications can be completed in your agent’s office. 

The list goes on. And on. 

Here are the standard documents you could need when submitting a rental application form: 

  • Your photo ID (driver’s license or passport) 

  • Letter of employment 

  • Copies of your last two pay stubs 

  • Copies of your last three bank statements 

  • Copies of your last two tax returns 

  • Copies of your last two W-2 forms 

  • Asset documents (official documents with the value of assets, stocks, real estate, etc.) 

  • Contact information (names, phone numbers, email, and addresses of previous landlords, your current employer, and your guarantor) 

  • Recommendations from previous landlords (optional) 

  • Personal or professional references (optional) 

Often landlords have their own form, so check with your broker in advance to see if there are any unusual documents or forms you need. Preparation is the key to smoothen this process. Make sure you have documents to back up everything on the form. 

Why so intense? 

There are a couple of reasons. For example, if a renter doesn’t pay rent on time or becomes a nuisance to neighbors, the landlord’s business can be adversely and significantly affected. The application process, which includes background checks and financial checks, helps a landlord minimize his risk. Typically a landlord will pick the least risky, most qualified tenant.
